  • Contact seller for role introduction  
  • Prepare listing agreement and listing documents  
  • Create listing disclosures for seller to complete  
  • Docusign listing disclosures or create a PDF to Email 
  • Ordering Reports
    •  NHD Report
    • Local Reports / Ordinance 
      • 3-R Report
      • Underground Storage Tank
      • Energy & Water 
      • Sewer Lateral
  • Open pre-escrow with escrow/title 
  • Order and/or track HOA documents (if applicable)
  •  Create a Receipt for Documents Cover Page
  • Combine disclosures, reports, HOA's and receipt into a Listing Disclosure Packet
  • Create a link to the Listing Disclosure Packet via Box Account / Disclosure IO Account
  • Send disclosure packet to potential buyers and agents

  • Review purchase contract, counter offers, addendum, and all contract related docs  
  • Open escrow and/or obtain escrow information, request deposit receipt, & preliminary title report 
  • Create a timeline for contingency periods
  • Contact buyer for role introduction
  • Monitor timelines and send reminders of items due
  • Send listing disclosure package, NHD report, and other related reports (if applicable) to the buyers side of the transaction 
  • Buyer Representation - obtain all required disclosures and reports from listing side for electronic or wet signatures 
  • Communication with all parties throughout transaction 
  • Send weekly file status updates 
  • Review disclosures and all other transaction documents
  • Prepare Escrow Instructions / Terms to Title 
  • Ensure access to documents to all involved parties  
  • Final review/broker compliance audit prior to COE 
  • Deliver a completed file at COE 
  • 1 Copy of transaction provided (electronically/hard copy)
